1. The website

presidenzo.com is operated by Presidenzo Pvt Ltd, a private limited company registered in India. By using this website you accept these terms.

2. No offer

Nothing on this website is an offer, or an invitation to make an offer, to sell or allot any residence, unit or interest in the project. No booking, allotment or payment is invited or accepted through this website.

This project is not yet registered under the Kerala Real Estate (Regulation and Development) Act. No booking, allotment or payment is being invited or accepted. All information is indicative, subject to statutory approvals, and does not constitute an offer or invitation to offer.

3. Information is indicative

All plans, layouts, dimensions, specifications, amenities, images and timelines shown here are indicative and subject to change, to design development and to statutory approvals. Images identified as artist’s impressions are illustrative and are not photographs of completed work. Photographs of landscape or interiors are used atmospherically and do not depict the project as built.

Distances and drive times are approximate and vary with traffic and season. Third parties named on this site as landmarks — including hospitals, transport and retail — are named to describe distance only, and their mention does not imply any association with, endorsement of, or partnership with Presidenzo.

4. The binding document

The residency agreement, together with the documents it refers to, is the only binding statement of what is provided, on what terms, at what cost and for how long. Where anything on this website differs from that agreement, the agreement governs. Nothing said on this website varies it.

5. Medical services

Medical cover referred to on this site is underwritten by licensed insurers, who issue the policies and settle claims under them. Presidenzo Pvt Ltd funds the premiums and coordinates claims on residents’ behalf; it is not an insurer and does not itself pay claims. The scope, limits and exclusions of cover are those set out in the policy documents.

6. Your use of the site

• Do not use the site unlawfully, or in a way that damages or overloads it.
• Do not submit false information, or another person’s details without their consent.
• Do not attempt automated collection of data from the site.

7. Intellectual property

The Presidenzo name, the design of this website and its original content belong to Presidenzo Pvt Ltd. Photography is used under licence from its respective rights holders. You may not reproduce or redistribute the content without written permission.

8. Liability

This website is provided as it stands. We take reasonable care over its accuracy but do not warrant that it is complete or current at every moment. Nothing in these terms limits any liability that cannot be limited under Indian law, including under the Consumer Protection Act, 2019.

9. Privacy

Personal data submitted through this site is handled as described in our privacy policy.

10. Governing law

These terms are governed by the laws of India, and the courts at Ernakulam, Kerala have jurisdiction.
